How this calculator works

Uses the traditional 28/36 guideline: total housing costs no more than 28% of gross monthly income, and housing plus other debts no more than 36%. It finds the highest price that meets both.

Housing costs are principal and interest, property tax, homeowners insurance, HOA dues and, when you put down less than 20%, mortgage insurance estimated at 0.5% of the loan a year.

This is a planning guideline, not a loan approval. Lenders may allow higher ratios (or require lower ones) depending on credit and loan type.

This is an estimate for planning, not financial advice. See our methodology, or put the whole budget together with the afford-to-live-here calculator.
