Notice for unpaid rent
If rent is unpaid when due, the landlord must give written notice of nonpayment and of the intent to end the lease if rent is not paid within 7 days. If the tenant does not pay in full within 7 days, the tenancy ends. Only one notice is needed per default; the landlord may accept partial payment and extend the date (AS 34.03.220(b); AS 09.45.090(a)(1)). If the notice is mailed, 3 days are added (AS 09.45.090(c)). The court's form says the notice amount cannot include late fees or interest.
Can the tenant pay to stop it? The tenant can stop the eviction by paying the rent in full within 7 days after the notice (10 days if the notice was mailed).

Notice for a lease violation
For a material lease violation or a violation of tenant duties materially affecting health and safety, the landlord may serve a notice to quit stating the breach and a termination date at least 10 days after service (13 days if mailed). If the same act recurs within 6 months, the landlord may end the lease on at least 5 days' notice with no right to cure (AS 34.03.220(a)(2); AS 09.45.090(a)(2)(A), (c)).
Chance to fix it: If the breach can be fixed by repairs, paying damages or otherwise, the tenant has 10 days after service to fix it and the lease does not end.

Serious, repeat or illegal-activity violations

Deliberate substantial damage over $400: termination date 24 hours to 5 days after service (AS 34.03.220(a)(1)). Utility shut-off for tenant nonpayment: 5 days, curable within 3 days; a repeat within 6 months gets 3 days with no cure (AS 34.03.220(e)). Add 3 days to any period if the notice is mailed (AS 09.45.090(c)).
When it applies: Prostitution or other illegal activity on the premises, or a repeat of the same lease violation within 6 months after a prior notice.

How the days are counted
Alaska law excludes the first day and includes the last; if the last day is a holiday it is also excluded (AS 01.10.080). If the landlord gives the notice by mail, 3 days are added to the notice period (AS 09.45.090(c)). The court's notice forms set a specific date and time by which the tenant must pay, fix or move.
How the notice must be delivered
A notice to quit must be in writing and (1) delivered to the tenant, (2) left at the premises if the tenant is absent, or (3) sent by registered or certified mail (AS 09.45.100(c)). It must state the breach, how and by when it can be fixed (if curable), the termination date and time, and that the landlord may sue if the tenant stays (AS 09.45.105).
If the tenant doesn't pay, fix it or leave
If the tenant stays after the deadline, the landlord may file a forcible entry and detainer (FED) case (AS 09.45.110). The summons must be served at least 2 days before trial (AS 09.45.120); the Alaska Court System says the eviction hearing is held within 15 days of filing but no sooner than 2 days after service, and the tenant has 20 days to file a written Answer to money claims. A landlord who unlawfully removes or excludes a tenant or cuts essential services owes up to 1.5 times actual damages (AS 34.03.210), and entry by force is prohibited (AS 09.45.060).
