Notice for unpaid rent
For unpaid rent the landlord must serve a written demand for possession; the landlord may file if the tenant has not paid within 7 days from service (MCL 600.5714(1)(a); 554.134(2)). The demand must state the amount due, the reason and time to act, and be dated and signed (MCL 600.5716). Accelerated rent does not count as rent due.
Can the tenant pay to stop it? Paying the rent due within 7 days after service stops the case.

Notice for a lease violation
For a lease violation, the lease must allow termination; the landlord serves a notice to quit (MCL 600.5714(1)(c)(i)). With no written lease or month-to-month, the notice equals the time between rent payments; with a written lease, the lease sets the notice (Michigan Legal Help). Damage or a serious health hazard requires a 7-day demand to leave or substantially restore/repair (MCL 600.5714(1)(d)).
Chance to fix it: No statutory right to cure.

Serious, repeat or illegal-activity violations
7-day notice to quit for physical injury or threats (MCL 600.5714(1)(e)). A 24-hour demand applies when the lease allows termination for illegal drug activity on the premises and a formal police report was filed (MCL 600.5714(1)(b); 554.134(4)).
When it applies: The tenant, a household member or guest caused or threatened physical injury to someone on the landlord's property and police were notified.

How the days are counted
Exclude the day of service and include the last day; if the last day is a Saturday, Sunday or legal holiday, the period is extended to the next day that is not a Saturday, Sunday or legal holiday (MCL 8.6). Weekends inside the period count; in Michigan Legal Help's example, a demand given September 1 must be paid by September 8. If mailed, service is the next regular mail-delivery day after mailing (MCL 600.5718(1)(c)).
How the notice must be delivered
Personal delivery; delivery at the home to a family/household member or employee of suitable age and discretion with a request to pass it on; first-class mail; or e-mail only if the tenant consented in writing and replied by e-mail (MCL 600.5718).
If the tenant doesn't pay, fix it or leave
The landlord files summary proceedings in district court (MCL 600.5714). After a judgment for possession, a writ cannot issue until 10 days have passed, and not at all in a nonpayment case if the judgment amount and costs are paid in that time (MCL 600.5744(5), (7)). Only a court officer, bailiff, sheriff/deputy or local law enforcement executes the writ (MCL 600.5744(1)). Lockouts, force, removing belongings or shutting off utilities without a court order are illegal; a tenant can recover actual damages or $200, whichever is greater, for each occurrence, or 3 times actual damages or $200, whichever is greater, if forcibly ejected or kept out by force (MCL 600.2918(1)-(2)).
